There are 3 major factors that determine how long it will take to sell your home. The price, The Market conditions, and how we market your home. We have control over 2 of these:
Pricing: In this market, an aggressive approach is needed to pricing. We are not in the same market we were in in spring of 2008, we cannot price homes at the same level and expect sales at this time. This can be a hard pill to swallow, and you may view your dropped listing price as “losing money”, but that is simply not the case.
Marketing: The 3 P's of real estate just don't cut it today. (PUT a sign on the lawn, PUT it on MLS, and PRAY). You need a realtor who has a consistent marketing strategy who is willing to expose your home in a variety of ways to potential buyer's. With an overload of active listings, yours needs to stand out head and shoulder's above the crowd.
We are in a slower market in Abbotsford right now. Homes are selling on average around the 90 day mark, but there are exceptions to this. Homes that are priced aggressively do still sell quickly, and overpriced home, or homes with obvious flaws are taking longer to sell.
Generally, homes in Abbotsford are selling within 50 to 80 days. There are exceptions to this. Homes that are underpriced sell in a matter of days, homes that are overpriced or unique take a longer period to sell.
